We would like to inform you about the fees and taxes associated with buying a property in Catalonia:

  • Property transfer tax (ITP): This tax is 10% of the property value for second-hand properties.

  • Notary fees: The cost of the notary varies depending on the value of the property and the complexity of the transaction, but can range from €500 to €2,000.

  • Land registry fees: The cost of registering the property with the land registry is typically between €400 and €800.

  • Legal fees: The cost of hiring a lawyer can vary depending on the complexity of the transaction, but is typically around 1% of the property value.

  • Mortgage fees: If you need to obtain a mortgage, there will be additional fees associated with the loan, such as an arrangement fee, valuation fee, and mortgage tax.

  • VAT (IVA): New properties are subject to VAT at a rate of 10%.

After purchase costs: 

Once you are the owner of the property, you pay the following anual taxes:

  • IBI (impuesto sobre bienes inmuebles) which is the tax you pay to the townhall depending on the size and value of your property
  • Impuestos de residuos which is the fee for the waste 

It's always advisable to contract a local gestor (tax advisor) for your realy tax declaration or as resident or no-resident
